Post-construction cleaning: why one cleaning visit isn’t enough.
Most cleaning companies treat post-construction cleaning as a single visit at the end of the job. The result is usually inadequate — and most homeowners and contractors don't realize why until they're living with construction dust that keeps reappearing for weeks. Here's what's actually happening with construction dust, and the three-phase approach that handles it properly.
Post-construction cleaning is fundamentally different from any other cleaning category. Construction dust isn’t a static problem — it’s an ongoing process that doesn’t end the day the contractors leave.
What’s actually in construction dust: drywall powder (extremely fine), joint compound (sticky residue), sawdust, paint dust, adhesive residue, concrete and masonry dust, insulation particles, metal shavings.
Why a single cleaning visit fails: Dust continues settling for days/weeks after construction completes. A single clean catches what’s visible day-one but misses what falls afterward. By day 7, surfaces look dusty again.
The three-phase approach:
Phase 1: Rough clean (during construction, on request) — Mid-project cleanup between major phases. Typically for projects 2+ months.
Phase 2: Final clean (after construction completes) — The main service. Comprehensive cleaning of every surface, fixture, appliance.
Phase 3: Touch-up clean (5-10 days after final clean) — Lighter return visit to address dust that resettled. The phase most vendors skip.
